Booking Policy & House Rules

Please read before booking — a few minutes now means a smoother, more enjoyable stay for everyone

We’re so glad you’re thinking of staying with us in Hengchun! Before you confirm your booking, please take a few minutes to read through the following — it’ll make your stay smoother and ensure we’re both on the same page.


1. Facilities & Space

Both properties are designed as whole-building suite-style guesthouses. Every room has a private bathroom, air conditioning, TV, and refrigerator. After each checkout, we thoroughly launder all bedding and deep clean the space to hotel-grade standards.

Whole-building guests also enjoy access to our semi-outdoor BBQ area (we can help arrange food supplies) and a splash pool — perfect for gathering with family and friends under the southern sky.

As for a curfew — there isn’t one! Night markets, stargazing, late-night strolls — come back whenever you like.


2. Rates & Seasonal Pricing

Our rates vary based on the following:

  • Weekday vs. Holiday: Weekends and public holidays use holiday rates; Monday through Thursday are typically weekday rates
  • Peak Season: April through October (Kenting’s high season)
  • Summer: July 1 – August 31, billed at summer rates
  • Special Periods: Chinese New Year, Tomb Sweeping holiday, and major events carry slightly higher rates due to increased operational costs

3. Booking Process & Deposit

We operate on a deposit system — your booking is only confirmed once the deposit is received.

Here’s how it works:

  1. Message our concierge on LINE to check availability and confirm the total price
  2. We’ll let you know the deposit amount and our bank account details
  3. Complete the transfer, then send us the last 5 digits of your account number (or a screenshot)
  4. Once we verify receipt, your booking is officially confirmed

The deposit is no more than 30% of the total room price; for stays of 3+ nights during public holidays, it may be up to 50%.


4. Cancellation & Refund Policy

Plans change — we completely understand. If you need to cancel, please let us know as early as possible. Refunds follow the schedule below (per Taiwan Ministry of Tourism standard contracts):

Force Majeure: If the Pingtung County Government declares a typhoon closure or work/school suspension on your check-in date, you may choose a full refund of your deposit or transfer it to a future stay.


5. Guest Count & Extra Occupants

We have strict capacity rules — not to make things difficult, but to maintain the quality and safety that every group deserves.

  • Please arrive with the exact number of guests declared at booking; infants and young children count toward the total
  • If your group size changes before arrival, notify us in advance so we can arrange extra bedding if needed (extra person fee: NT$500 on holidays, NT$300 on weekdays)
  • If you arrive with more guests than booked without prior notice, we reserve the right to deny check-in. This will be treated as a same-day cancellation, and the deposit will not be refunded.

6. Check-in & Check-out Times

  • Check-in: from 3:00 PM
  • Check-out: by 11:00 AM

Arriving in Hengchun early? Feel free to drop off your luggage with us first and go explore — we’ll let you know as soon as the room is ready.

If you expect to arrive after 6:00 PM, please give us a heads-up via LINE. If you’re more than 2 hours late and we’re unable to reach you, we may need to treat the booking as a no-show for operational reasons.


7. Pet Policy

We’re sorry — neither property currently accepts pets of any kind (cats, dogs, birds, reptiles, etc.).

This is mainly to protect guests with allergies and to preserve our indoor furnishings and bedding. If a pet is brought without prior notice and causes any damage, the guest will be responsible for repair or replacement costs. We hope you’ll find a pet-friendly stay nearby for your furry companions!


8. Breakfast

We do not serve breakfast — intentionally.

Hengchun has so many wonderful local brunch spots that are worth waking up slowly for! Our concierge is happy to share personal favorites, and we’ve put together a local food guide in the room to start your southern morning off right.


9. Concierge Hours

  • Available daily: 9:00 AM – 11:00 PM
  • For non-urgent matters, please reach us via LINE during the above hours and we’ll respond as soon as possible
  • For non-emergency questions received late at night, we may reply the following morning — thank you for your understanding

10. No Smoking Indoors

In accordance with Taiwan’s Tobacco Hazards Prevention Act, smoking of any kind — including e-cigarettes — is strictly prohibited in all indoor areas (rooms, living room, bathrooms).

If you’d like to smoke, please step out to the balcony or the outdoor BBQ area on the ground floor, and use the designated ashtray. Thank you for your cooperation!
